Here are some facts.

1. We are in the midst of a recession.
2. It is not the best time to be looking to achieve the best price for anything if you are selling.
3. There are some great deals to be had.

Now, let´s translate these facts to the Spanish property market. If you are a prospective buyer and you have found a property in Spain that takes your fancy, then you will clearly want to secure the best deal.

Now let´s pause a second……this is not an entirely different scenario to shopping for other commodities. For instance, if you fancy a new Mercedes, you would probably go and take a look at one or two dealerships and then haggle for the best price. Supposedly everyone that is selling their Spanish property is absolutely desperate to do so. They will all take offers……….silly offers of course, and they will open the doors to their properties in Spain day and night just to try and get rid of the things…….well, not exactly – there are still some vendors who actually opt to rent their Spanish property whilst still trying to market it for sale.

This is where things can get messy. Some owners who are trying to sell property in Spain, instead of leaving the property empty so that estate agents can get easy key access whenever they need to show it to a prospective buyer, actually prefer to rent the property to holidaymakers to benefit from the opportunities for the additional revenue.

One of Marbella´s leading estate agents, Panorama, has this week reported the start of a recovery in the Marbella property market.

Major agents in Marbella reported a spurt of activity in April, May and June, with properties selling in all price categories.

Of course, although confidence may be returning to the market after buyers were ´frozen with fear´ earlier in the year, most are still after a bargain property in Marbella.

Within Spanish property urbanisations, the issue of security is undoubtedly the single biggest bone of contention. Some owners of properties in Spain will be fully in favour of a 24 hour security service, perceiving it to be a valuable benefit for residents´ peace of mind and the reputation of the development, others will only see the benefit of a nightime service, while others will be completely set against having any type of security service whatsoever.

The problem for many owners of Spanish properties is the cost. Think about it. Having 24 hour security effectively means that the owners will be paying the annual salaries of 3 security guards from their community fees.

I know I´ve been on my soapbox before about this, but some (no, in fact I would say THE MAJORITY of) Spanish property owners need to face some home truths.

Their properties are not worth what they think they are, and some of them look a mess. There you are, I´ve said it.

As someone who is in the business of selling property in Spain, I am amazed at how many properties I see that simply don´t tick the boxes. How can I be expected to sell a property to a client if I cannot get remotely excited about it myself? Continue reading »



On the Costa del Sol, we have a free newspaper which hits the newsstands every Friday. Sur in English is THE English language journal for the region, offering news, opinion, a rundown of local events, plus a thriving classified advertising section dedicated to everything from cars and boats to plumbers and masseurs.

One of the most popular sections of Sur in English has traditionally been the ´Costa del Sol Properties for Sale´ section, advertising all sorts of properties on the Costa del Sol, from inland ruins to coastal apartments.

Taking into account the crisis-hit housing market on the Costas, you would expect this section to be crammed with opportunities for the Spanish bargain hunter, but I was amazed to find just 24 adverts for properties in Marbella in last week´s edition. Continue reading »
