Looking for Property in Rural Spain?

If you are thinking of moving to rural Spain, seeking a quiet life in a scenic landscape, then you may wish to consider buying a villa in the idyllic setting of La Zarza in the province of Murcia.

Close to the village of Pinoso and approximately 40 minutes drive from the sandy beaches of the Costa Blanca, buyers simply choose their plot of land amidst this stunning landscape of pines and olives and, using a range of design templates and working in conjunction with the on-site architect, draw up the plans for their ideal villa in Spain.

Beachfront Property – buyers beware

Most buyers of property in Spain want to be as close as possible to the beach. I guess this is a natural consequence of years of happy holidays by the sea coupled with the grim climate and scenery of Northern Europe.

But are beach properties in Spain really all there are cracked up to be?

Of course, for those lucky enough to have a frontline beach property in Spain overlooking the sand and the sea, the views and aspect are truly outstanding. But think about your view at night – probably pitch black.

Vendors - Silence is Golden!

Most vendors are naturally enthusiastic about their properties in Spain. After all, these properties have probably played host to memorable family events or holidays, so I guess it´s only natural for owners to want to tell visitors all about the place.

But sometimes, it´s just not a good idea…..at all!

Most real estate agents spend a lot of time with their clients, spending hours on the telephone and face to face, establishing exactly what a buyer is looking to purchase….and the reasons why.

Selling Your Property - Let There be Light!

I get to see a lot of properties in Spain. And I get to meet a lot of vendors. To be brutal, in my experience there aren´t many people who know how to correctly ´stage´ a property for sale in Spain.

Even some people involved in the property industry haven´t got a clue what they are doing when it comes to showing a property in all its glory.

Let´s be honest here – some properties are going to struggle to impress, no matter how much time is spent on trying to make them look good. But the vast majority can be made to look so much better!

Mortgages in Spain - Part 2

With plenty of great offers and discounted properties on offer in the Spanish property market, buyers may need to be quick to snap up the very best deals. One of the best ways to be prepared and beat your competitors to the best Spanish bargains is to get yourself assessed and qualified for a Spanish mortgage before you begin your search and your negotiations.

There are some good, reputable Spanish mortgage brokers out there, and once they have been supplied with details of your income, expenditure and liabilities, they will be able to give you an idea of the level of funding that you are likely to receive, together with details of the mortgage products that may be available to you.

But people also need to get real. Continue reading »

Mortgages in Spain

Anybody who has recently tried to obtain a mortgage, either a mortgage in Spain, or a mortgage in their home country, will tell you that it´s not the easiest of processes anymore.

During the peak of the Spanish property market, lenders were falling over themselves with offers of easy and cheap credit to overseas buyers. The banks were so hungry for business in a rising property market, that they were prepared to base their levels of lending on the property valuation, rather than the property price. Any market is based on greed and fear, and if we are now in the midst of fearful economic times, then it´s certainly true that at the market´s peak, greed was the overriding factor. Beachside Properties – Value Guaranteed?

Despite a slowing Spanish property market and gloomy predictions for 2009, those buyers that are keen to invest in a property in Spain are all looking for 2 things – the best location and value for money.

Some of these clients are expecting that they will be able to purchase beach properties in Spain at bargain prices, but buyers need to be aware that those vendors offering beachside properties for sale are fully aware that they are sitting on premium stock. Bargains are few and far between, based on the premise that development along Spanish beaches has already ground to a halt, mainly due to increasingly stringent environmental laws. With no more new beachside stock likely to come on to the market anytime soon, this means that vendors can afford to keep their prices high, knowing that although it s taking longer for properties to sell, eventually a well-located, fairly priced beachside property in Spain will be snapped up.
