It seems that in these cash-strapped recessionary times, banks are becoming even more reluctant to lend to Spanish property buyers. Normally, non-residents of Spain can expect to borrow up to 70% of the price of their property in Spain, and that´s only on the basis that they have an outstanding credit rating and all their paperwork stacks up. In other words, what little money the banks have to play with is only available for the pick of mortgage customers – i.e. those with a hefty deposit and those with the ability to repay their debt!

However…..we are delighted to let you know that there are one or two 100% finance deals in the Costa del Sol, meaning that buyers will only need to find their purchase fees and taxes (normally around 11%-12% of the property price). Continue reading »



In the UK, it always seems to me that consumers and lenders alike are totally aware of the merits of interest only mortgages, and that there is an enormous choice of products in the marketplace. Particularly when buyers are seeking to purchase investment property, the option of an interest-only mortgage would seem to make complete sense, allowing for positive cashflow and a longer term plan to pay off the loan from the expected rise in the price of a property over a 10, 15 or even 20 year period. Ok. I´ve seen the place I want. It´s gorgeous. It´s a 3 bed townhouse in Rio Real – yes I know, going back to the same area, but it is nice, trust me. In fact, it´s not really a townhouse. It´s a semi-detached villa, with all of the boxes ticked – covered terrace, eat-in kitchen, fireplace, great views, south-east facing. It needs a lick of paint and a bit of updating, but it´s been reduced from €620k to €470k and is located in one of Marbella´s best areas. Having sold my 2 bed apartment for €499,000 last year, I could even end up ´quids-in´ on this whole house-moving experience if I get the place for a good price.

Apparently the vendor isn´t desperate. He retained a 10% deposit from a buyer who was unable to complete last year, hence why it´s now at a lower price.
