Just a few words of warning for those of you looking to rent a property in Spain on a long-term basis.
Good friends of mine recently moved out of an apartment in Marbella after problems with the property. Basically, there was a major issue with damp in the property after the winter rain, and the landlord took 2 weeks to acknowledge the issue. Although the master bedroom was (in the tenants´ opinion) inhabitable, the landlord was supposedly within his rights to take reasonable time and reasonable measures to correct the problem. In the end, my friends became so disheartened sleeping in a damp bed each night that they cut their losses and ended their tenancy prematurely, waving goodbye to 3 weeks rental money (around 800 euros) that they had already paid up-front and that the landlord was reluctant to reimburse.I´m pleased to say that my friends have now moved into another apartment in Puerto Banus, and although there are always niggling issues that crop up during any tenancy, their latest Spanish rental apartment is fully managed on-site, so in the event of any damage or snags, they are attended to immediately.
I can´t help thinking that if the problem with the damp had occurred in their new place, the matter would have been sorted out within a few days and to their complete satisfaction.
My advice? Try to rent a property in Spain that is under the management of a professional company. Although the rates on offer from private landlords may appear attractive, you could end up fighting a losing battle in the event of any problems.
