Dressing your Spanish Rental Property for Success

As we discussed in a previous article, competition for the best rental apartments and villas in Spain can be fierce.

Most people looking to rent a property in Spain on a long-term basis are either thinking of relocating or are looking for a stop-gap after selling their Spanish property. This means that both furnished and unfurnished properties in Spain are in high demand.

For tenants, there is plenty of choice of long-term rental properties in Spain, but again, those properties that are presented in the most effective way are the ones that will attract the tenants.

The worst scenario for landlords is to have their property sitting empty for months at a time, so our advice is to make sure that your property has the wow factor. This can be done fairly simply. Imagine that you are looking to rent out your 2 bed apartment in Marbella on a fully furnished basis. Rather than have your Spanish rental property lying empty for months, costing you thousands of euros in mortgage repayments, would it not be better to invest a little in giving your property the wow factor, and stopping your tenants dead in their tracks before they even think about going on to see their next property.

Imagine that you are the tenant. A tenant knows that the property is not his/hers, but they still want to feel like it´s home, so invest a little in a few home comforts – nice fabrics, smart flatscreen TVs, a lick of paint. Remove clutter from bathrooms and kitchens, but maybe spend a few euros on having fresh flowers in the hallway, and make sure to really devote some time and effort to those areas of the home that tenants will most struggle to recognize as their own – i.e. the bathrooms and kitchen. Make sure that these areas are spotless – no grime around the bath, no dirty ovens – don´t give a tenant any reason to dismiss your property as a non-starter.

And if you aren´t able to show your Spanish property yourself to prospective tenants, make sure that your agent is doing a good job. When a tenant views a prospective rental property, the place should feel welcoming, well-lit and comfortable. Maybe send a dummy client and see how the agent is performing?!
