A 2 bed property at Capanes del Golf would have set you back around €500,000 5 years ago. Now you can pick one up for a shade under €300,000. So why the big drop within what is considered a ´luxury´ urbanisation? And is this evidence that even the most highly regarded developments in Marbella are about to suffer further falls from grace?

The main reason for the discounts is that most of the development was sold off-plan to investor clients, some of whom chose to buy in bulk. With great payment terms of only 20% to pay up front, and cheap and easy finance at the time, the properties were marketed at the upwardly mobile – young professionals and business owners who wanted their Spanish properties with all the bells and whistles and were happy for the banks to absorb most of the cost.

Of course, the recession has had a major impact on this type of buyer. Some have lost their jobs, some have lost their companies, but nearly all have at leat had to start counting the pennies. In the grand scheme of things, their overseas property investment now comes well down their list of priorities, especially so if they are struggling to pay the bills at home and keep a roof over their heads.

So we have seen a price war developing at Capanes, with some vendors being unable to sell at a price that would sufficiently cover their original 80% mortgage exposure, and the banks are now wading in to at least try to recoup some of their costs.

In the meantime, savvy buyers know what´s going on. They sit and wait like vultures, knowing that the banks will be exposed to the tune of something between €300k and €350k per apartment. So the buyers wait it out until the vendors simply have no alternative but to allow the banks to repossess their property. That is when the buyer steps in and takes it off the bank´s hands for a figure far closer to €300k than should really be the case. Because, let´s get one thing straight, despite the Spanish property crash of recent years, these properties at Capanes del Golf are ´worth´ more than €300k. It really is a stunning development.

It´s simply a great buy at the moment. The only drawback for investors is that with tumbling prices have come tumbling rents, so you can now pick up a 2 bed apartment at Capanes del Golf for around 800 euros per month. If we consider the apartments to be worth €400k, that´s a pretty horrid yield of less than 2.5% per annum. And this scenario is unlikely to improve while vendors desperate to hang on to their properties try to eek out the last bit of cash each month before the banks come calling.

Cortijo del Mar is a beautiful resort, ideally located within walking distance of absolutely everything you could need – beach, golf and plenty of shops and restaurants. The properties at Cortijo del Mar are located less than 10 minutes drive from Puerto Banus, and so are ideally placed for those who fancy a bit of glamour!

There is now a limited selection of stock available, and the offer of 95% mortgages is subject to status. But this represents a great opportunity to buy a quality Spanish property at a great price….with minimal outlay.

Although there is a glut of stock, particularly in the areas that were bought up by the Brits during the last property boom, there is a steady stream of buyers (many of them from the Eurozone) looking for distressed Brits eager to get rid of their dream home in the Spanish sun.In particular, popular coastal areas of the Southern Costa Blanca still attract considerable interest, so properties for sale in Cabo Roig, La Zenia, Playa Flamenca and Campoamor are faring well, although of course every buyer is on the hunt for a bargain, so vendors need to price their properties on the Costa Blanca accordingly, with a view to low offers being made.

Of course, areas that can offer easy access to beach and golf always seem to do well, so properties for sale in Villamartin, which can boast great access to both, are in demand, while the market for people relocating to Spain means that even properties in inland areas of the Costa Blanca can still be in demand. Consequently, properties for sale in Quesada remain popular, although again, only at the right price!

Marbella has always been the jewel in the crown of the Costa del Sol, and its popularity with a rich diversity of people has meant that demand for the best properties has not really waned. Not only are properties in Marbella popular with Northern Europeans, we mustn´t forget that Marbella is still a thriving town and year-round business and commercial hub, so local Spaniards and indeed those from further afield such as Madrid and Barcelona are keeping the market buoyant.

One of the most exclusive addresses in Marbella is surely the Golden Mile, the area that links downtown Marbella and its neighbouring town of Puerto Banus, home to its famous yacht harbour, designer shops and an array of bars and restaurants.For such a small area, the Golden Mile certainly packs a punch. Home to fabulous sandy beaches, there are no fewer than 6 hotels to choose from, with 4 of these being classified as 5 star rated. Of these, undoubtedly the most famous are the twin resort hotels of the Puente Romano and the Marbella Club Hotels. Just over the road is the incredible palace of the Saudi Royal Family, estimated as being worth in excess of 200 million euros. I don’t think they are planning on selling, so you can put that chequebook away for now. Adjacent to the palace is the mosque, one of the area´s famous landmarks.

Properties on the Golden Mile certainly boasts an Arab influence, and this is revealed in several of its lavish villas, many congregated in the area of Las Lomas del Marbella Club which neighbours the Saudi Royal compound. Also within the same area is the impossibly pretty Lomas del Marbella Club Pueblo which features 80 individually designed townhouses and all of the classic Andalucian architecture that you would expect to find in Granada, Seville or Cordoba. In fact the pueblo is such a Marbella secret that it seems that only the locals and its residents know of its existence, which is probably why most summer weekends sees newly we couples descend on the place for pictures taken against the stunning backdrop.

There is also plenty of choice for buyers looking for apartments for sale on the Golden Mile. Most notable of the recently built developments is probably La Trinidad, situated on a lovely sea-facing plot next to the King´s Palace, while for those seeking an beachfront location, look no further than the apartments and penthouses that adjoin the Puente Romano Hotel. While you can pick up a 2 bed apartment here for around 600,000 euros, if you want to open your curtains every morning to an uninterrupted view of the Med, you will need to add another 1.5 million to that price!
