Most clients who want to buy a Spanish property tend to take a viewing trip to Spain during their free time, either during their holidays or by taking advantage of a weekend break – what better than combining the serious business of property viewing with a couple of days in the sun?

During the recent Spanish property boom years, I was often flabbergasted that the majority of Spanish developers refused to open the doors to their sales offices on a Sunday – some were even reluctant to do so on a Saturday, often begrudgingly opening to the public from 11am – 2pm – not ideal if your client is due to fly to Spain on a Saturday morning!

Of course, developers in Spain could probably afford to get away with this sort of thing during the boom years (despite the majority of prospective buyers arranging weekend viewing trips), but you would have thought that during the current economic downturn most of them would realise that they needed to keep their doors open at every opportunity to try to take advantage of as many selling opportunities as possible, particularly when you consider that most prospective Spanish property buyers are simply unable to leave their increasingly pressurized jobs during the week to come to Spain for a spot of property hunting.

But I´m afraid to report that it´s still as difficult as ever. As many developers face up to the financial constraints of the recession and the credit crunch, often the first thing to be sacrificed is the part-timer who used to help out at weekends. I can´t help thinking that this is crazy – developers simply aren´t helping themselves. Of course, those developers offering clients and agents access to their products at these seemingly unsociable hours are reaping the limited rewards on offer, and I am minded to think that these hard-working, forward-thinking developers will be the ones that emerge out of the current downturn stronger and more stable than the rest.
