I have recently been working with a client from Holland – a terrific lady who has been keeping a very close eye on the Costa del Sol property market. Her requirements were fairly typical – a 2 bed apartment within a walk of Puerto Banus, nice specification, sea views, and a bargain.

Should be easy to find? You would think so. But the last bit is causing the problem – there may be plenty of nice 2 bed apartments with sea views near Puerto Banus, but there are no bargain properties in Puerto Banus with this description.

And the reason is that this sort of property tops the wish list of most of our clients. In other words, this type of property is in high demand. And as we all know, high demand means high prices.Any vendor who has a nicely appointed apartment within walking distance of Puerto Banus is in a relatively decent position in today´s market.

Anyway, back to the original tale. My client came to visit the Costa del Sol last week, and she took a look at a large selection of properties. Over lunch on our 2nd day of touring, she expressed her profound disappointment that she didn´t seem able to find any bargains. All of the bargains were either in the wrong location for her, or simply weren´t up to scratch in terms of decor or specification.

The apartments in Puerto Banus that appealed to her were too highly priced, or the vendors simply weren´t willing to offer further discounts.

I think this is an important lesson for any Spanish property bargain hunter – while there are certainly plenty of good deals out there at the moment, not every vendor is desperate to sell, and those vendors holding properties that are in relatively high demand don´t need to discount properties that are already fairly priced.
