Anyone looking for a good value golf property in a great location on the Costa del Sol should look no further than Los Arqueros Golf Resort. Developed predominantly by Taylor Wimpey (formerly known as Taylor Woodrow) over the last 15 years or so, Los Arqueros features a stunning 18 hole golf course designed by Seve Ballesteros, plus an elegant, yet family-friendly clubhouse which features a bar, restaurant, squash court, gymnasium and tennis courts.

The resort is virtually complete, with the final section now being constructed. And herein lies the opportunity.

Those of you who followed the fortunes of Taylor Wimpey during the credit crunch and subsequent recession will know that, like most major housebuilders, times became VERY tough indeed. Instead of being content to keep their money tied up in the land that they had acquired here in Southern Spain, they took the decision to continue building. Instead of trimming costs and offering a sub-standard product to a market that was in the hands of savvy buyers, they actually realised that what most people are looking for is a quality product at a great price…and of course, in a good location.
Los Arqueros already provided the developers with one of the best locations on the Costa del Sol, adjacent to the private estate and elegant vills for sale in La Zagaleta and just 10 minutes from Puerto Banus, but unlike most other Spanish developers, Taylor Wimpey upped the spec and slashed their prices. With some intelligent marketing and clever use of exquisitely furnished show homes, Taylor Wimpey have been selling their properties at Los Arqueros consistently well during the last 2 years. They´ve even been selling off-plan….now, show me another developer in Spain who can brag about that!

So, Taylor Wimpey set the prices and the quality that private sellers of properties in earlier phases of Los Arqueros had to match if they were to successfully compete. Of course, some vendors weren´t happy having to compete with the very same developers who had sold them their properties during the boom years at much higher prices, but such is life, and anyone seriously intending to sell their properties at Los Arqueros Golf Resort has had to price their properties accordingly.

It´s all got a bit competitive, with prices down to the lowest level that I can remember in my 11 years of being here. It´s possible to pick up a 2 bed apartment at Los Arqueros for between €175,000 and €225,000 (depending on location, views, spec etc), while the cheapest 3 bed apartments at Los Arqueros can be yours for around €200,000

The best deal that we were involved in at Los Arqueros was the sale of a stunning 3 bed penthouse with panoramic golf and sea views last year. The asking price had been dropped from €350k to €295k, and with some ´expert´(!) negotiation, the clients walked away with the property for just €230k. Now, by the time you´ve added on your purchase taxes, even at that low price buyers can´t be expecting to make a quick buck on a Spanish property investment. Everything has to be considered with a long term view in mind. But this is where the issue of LOCATION becomes critical, because rest assured, when the market does begin to recover and prices start rising, it´s places like Los Arqueros that will be leading the way.
