Spanish property bargains As a prospective purchaser of Spanish property, it´s very easy to sit back and watch as the property market tumbles into freefall, waiting in the wings for the right time to pick over the debris for the very best Spanish property bargains.
We have been saying for many months that latent demand for Spanish property is still very much in evidence. In fact, our statistics show that enquiries for property in Spain have remained fairly constant over the last 18 months. Whilst this demand has always been there, a smaller proportion of these enquiries has been converted into a sale. During the onset of a recession and with exchange rates deterring Spain´s primary buying market (the Brits) from investing, this is hardly surprising.But here´s the good news – Spanish properties are selling. Every property has its price, and during a recent tour with a client in the Mijas Costa region of Calahonda, on Southern Spain´s Costa del Sol, 3 of the properties that we had lined up for viewing had been sold during the previous 24 hours.
I think this sort of demand from buying clients is indicative of the type of product that we were looking for – a 2 bed holiday home within walking distance of amenities, with a price of between €150k and €175k. We had carefully researched the market and shortlisted our search to 10 potentially suitable properties, all of which had been reduced from an original asking price of over €200k.
It seems that we weren´t alone in searching for bargains on the Costa del Sol, or indeed in finding suitable options.
It was actually quite a shock to see the market moving so dynamically. It certainly created a dilemma for my clients who, up until that point, had believed that they would be free to pick and choose at their leisure and then to drive an even harder bargain when they found their ideal property.
Maybe the tide is turning?
